Assisted Move / Part Exchange
Many larger developers offer Assisted Move / Part Exchange schemes to help get you moving, and whilst they may all vary slightly, detailed below is an overview of how the initiatives are designed to help.
Assisted Move
The developer will help you to sell your existing home. They will often:
- Instruct 2 or 3 local estate agents to provide a realistic valuation for your existing property
- Agree a realistic marketing price for your existing property
- They will agree a realistic marketing period - usually 4 - 6 weeks
- Sometimes, although not always, the developer will take the new home of your choice off the market for the duration of agreed marketing period
- Once your existing home has been put on the market, the developer will usually obtain regular marketing updates and feedback from the estate agents marketing the property
- The developer will review the pricing on a regular basis, and if necessary discuss any price adjustments
- Once a buyer has been found, your reservation on the new home will proceed as usual with the developer helping to progress the sale to exchange of contracts
- Most developers do not charge for this service and some will even pay your estate agents fees assuming that you go through with the purchase of their new home!
Part Exchange
The developer may agree to purchase your existing home. These schemes can vary slightly, although most developers will usually:
- Instruct 2 or 3 local estate agents to provide a realistic valuation for your existing property
- Often based upon an average of the above, the developer make a fair offer to purchase your property
- Each developer will retain the right to choose whether your property is suitable for part-exchange. Some properties such as ex-council may be excluded by their criteria.
- Some developers will also require the new home to be higher in value by a specified percentage, depending upon their criteria.
- Any offers made by the developer will be subject to a survey.
This process has proved to be a popular, hassle free solution for many home movers because there are no chains involved or estate agent's fees!
